Punta Pacífica & San Francisco — The High-End Expat Corridor
Punta Pacífica is Panama City’s most prestigious address — a reclaimed land peninsula with glassy towers, a Trump tower, the Hospital Punta Pacífica (Johns Hopkins affiliate), and direct ocean views. Real estate here runs $2,500–$5,000/m², and two-bedroom apartments rent for $1,800–$3,500/month. The concentration of expats is high; so is the bubble-effect of living in a place that feels more like Miami than Central America.
Neighboring San Francisco is the more liveable, less stratospheric version — still upscale, walkable along Via Argentina, and home to good restaurants, gyms, and international schools. Rent runs $1,000–$2,500/month. Most professional expats land here in their first year.
Casco Viejo (San Felipe) — History, Character, and Gentrification
Casco Viejo is Panama City’s colonial old town — a UNESCO World Heritage Site on a small peninsula at the southwest end of the bay. Its restored colonial buildings house boutique hotels, rooftop bars, farm-to-table restaurants, and expat-owned cafes. Younger expats and creatives tend to land here. The rooftop scene is genuinely excellent. For real estate investment, it’s the highest-potential appreciation play in the city — but also the most speculative.
Miraflores & Costa del Este — New Money, Modern Infrastructure
Costa del Este is a master-planned district east of the city — wide boulevards, newer towers, the Panama Convention Center, and an orderly grid that feels designed by people who finally got to plan a city from scratch. It’s popular with wealthy Panamanian families and senior expats who prioritize security and cleanliness over character. Rents run $1,200–$3,000/month; properties are newer and better maintained. The closest shopping is Multiplaza Mall.
Miraflores is adjacent, slightly less expensive, and similarly suburban in feel. It doesn’t have the expat density of San Francisco, but it has good road access to the rest of the city and is popular with families needing proximity to the international schools in Clayton.
El Cangrejo & Bella Vista — The Urban Middle Ground
El Cangrejo is Panama City’s bohemian-middle neighborhood — walkable, diverse, affordable relative to Punta Pacífica, and full of restaurants, language schools, and the kind of lived-in street energy that more expensive neighborhoods lack. Via Argentina (the main commercial street) has decent walkability with coffee shops and international cuisine. Rents: $700–$1,600/month.
Bella Vista runs adjacent to El Cangrejo along the Cinta Costera waterfront. It’s slightly more residential, with good bay views and access to the long oceanfront park. Many expats on mid-range budgets settle here and find it genuinely pleasant without the premium of Punta Pacífica.
Albrook & Clayton — Family-Friendly Former Canal Zone
Clayton was a US military base until 1999 — and it still looks like one. Wide tree-lined streets, single-family homes with yards, the Ciudad del Saber (City of Knowledge) tech and NGO campus, and a quiet residential feel that stands apart from the rest of Panama City. It’s popular with families, NGO workers, and expats who want space and greenery over proximity to nightlife.
Albrook is adjacent, home to the bus terminal and Albrook Mall. Houses in Clayton rent for $1,500–$3,000/month — you get more space for the money than in tower neighborhoods, but you need a car to live here effectively.
